How Good Is The Investment?

Secret Beach??? Absolutely NOT!
I was once a Realtor on the Island myself so take it from me! Do I want to be miles and miles northwest of town paying $12 BZE for a Belikin at the local palapa bar with NO city electricity hookups in my home, I think not! Off the grid living sounds nice until you try it and find the very expensive solar panels you installed don’t meet your everyday needs and comforts.
After consideration, this is what you will find:
- Buying your lot (not beach front) for $60,000+ USD
- Does your lot have a road or proposed access road to it? (If not, prepared to wait in Island time for it)
- Land clearing and adding back fill to level it cost depending on the size, vegetation and amount of fill needed
- Building plans designed by architect, submitted and approved by town council to get building permit
- Solar Panel System to power an average 2 bedroom home of 800 sq ft will cost close to $30,000 USD
- Water Cistern System runs about $1 USD a gallon recommending a 2,400 to 4,800 gallon system
- To build your own Septic System you will be looking at anywhere from $3,500 to $6,500 USD
- Finding a reputable contractor to build quality and timely can often be a challenge and learning curve that costs you time and money
- Realistic costs of construction, not considering finishing upgrades generally around $260 per sq ft
I’ll let you do the math! This investment will pay off eventually but considering how the slow going progress of the last 20 years developing north of the cut has been, well… Hate to call anything overrated but yeah, go to Secret Beach once and let me know if it is the next big thing that is “not” in San Pedro.
Location is everything! So for those who desire to have their own private piece of paradise that is away from the hustle and bustle of golf carts in town center. Where we can enjoy peace and quite on the beach to take in the beautiful crystal clear water and watch an amazing sunset but still be conveniently close enough to make a quick run into town is where I chose to invest many years ago.
Where is the future of smart money going? Well… lucky as I see it, word is the new owners of Captain Morgan’s purchased acres of land that has remained untouched for decades just outside of town and are currently dredging to build more beachfront on the other side of the Maya/Tropic Air landing strip where the water is as beautiful as can be with no seaweed. A view of Turtle Island Resort and just past that, Cayo Espanto, the private celebrity resort Island of $3,000 USD a night.
Imagine what these developers are doing! Creating all this new white sandy beach not north of the cut, not 2 miles south of town but in San Pedro! The new Secret Beach is quietly being developed before Secret Beach gets off the ground!
It is still unclear what these savvy developers are planning with all the beach they are building (truly is a “Secret” for now) but if your interested in Real Estate Speculation and being where future property values will be rising the quickest then we have a true piece of Paradise for ya to call your own!

When qualifying a rental investment on the Island we are first drawn to the resorts as they boast high nightly rates in the on season with onsite property management taking care of everything for you and an average occupancy of around 80%. Plus, staying at a resort of our own whenever we want sounds like a good deal… or is it?
Acquiring at least a 2 bedroom on the beach with ocean view at today’s advertised prices list averages being in the $450,000 USD range. Sounds like a high price tag to invest but being able to rent it out at $300 USD a night does help.
So what’s to consider after the purchase price and you start your rental income journey at these Resorts?
- Rental Pool: Your unit must be available for rent and not occupied by you during the dates laid out in the rental agreement between all owners in the pool
- Property Management fees range anywhere from 30 to 40%
- Most resorts will not allow you to rent out your property yourself as they hold exclusive hotel operation rights
- HOA fees of $400 to $700 USD
- NET monies paid to you in Belizean currency or transferred to you in USD for a fee
How does this factor in a real world scenario compared to us?
With absolutely NO rental pool telling you when you can or can not come and enjoy your property – With NO property management taking 30-40% off the top, handling your money without the experience of them telling you… “Well we had to change out all your old furniture without your permission and get new ones, re-glaze the community pool, paint the building, all at your expense so here’s the bill but don’t worry… We took it out of your rental income!”
HOA fees are out the roof at these “Resort Properties!” For them to do what exactly for $400 to $700 a month! It is no wonder the honest Realtor here in San Pedro will level with you to realistically expect a 3-5% yearly NET return on your investment.
Unfortunately, these are the situations we find ourselves in that we do not expect when investing in Paradise but for those who reside year round on an Island with limited resources can you blame them if you come to the Caribbean and find Pirates?
